Following the great change in the real estate leasing market for multinational corporations which took place in 2002, Pedro&Beth realized it was time for a profile change, and they decided that during the year 2005 they would finish to operate as a private company. From then on they would act individually, in a more reserved manner, directing their attention to more exclusive clients, and personalizing their services. Thus, after 15 years of working in the real estate leasing field without having to sue any of their tenants for debt collection or any other type of judicial action, the partners Pedro&Beth decided for ending the activities of Q&A Assessoria e Participações, and starting operating as individuals, dealing with a smaller number of personal employees (nonetheless as efficient as ever). Our guideline is a new administration style in the real estate leasing field, always choosing the common sense instead of judicial actions, when problems arise.
All that, however, is to be supported by written contracts, strictly according prevailing laws, and a full report describing the conditions the house/apartment to be rented, so that no complains of any sort can be presented afterwards.

As we have a large number of real estate units under our administration, we signed a contract with the UNIBANCO for reducing the fee the bank charges for each DOC. The net rent is thus sent to the owner, cash, 48 hours after the payment by the tenant, eliminating, that way, the time for duplicate bank clearing.
Up to the 10 th of each month, the owner receives a monthly trial balance of receipts and payments referring to each unit, the administration of his properties being quite transparent for him. Besides, we send to the owner, at the end of the year, all vouchers referring to the payment of taxes, fees, and charges, for his knowledge and control. Therefore, he can be sure that his real estate units are being administered in a most conscentious manner, and that his properties do not have any kind of pending problem during the period.
