Having more than 15-years experience in the field of real estate leasing, we try to save the time our clients spend looking for houses/apartments for rent. We do know that renting a residence is, above all, a matter of practical interest, not envolving personal reasons usually present in a real estate purchase. Therefore, we try to spend the least time possible when taking the client to visit our options, occasion in which we should define the house/apartment´s characteristics he wants. In the next visits, we offer only options that fall within those characteristics.
We inform those that come from outside our city that the best neighborhoods of the South Zone comprise a small area, and that the land price in them is quite high. In general, recently built apartments have smaller rooms than the older ones. Some old apartments have problems concerning leisure and other areas of common use, as well as poor maintenance of infra-structure.
Our specific experience in luxury real estate leasing, makes it easy for us to offer the owner all legal ways of taking the maximum advantage of his property, so that he comes to us after comparing our competitors´ prices/conditions. Besides, our policy is to deal directly with the owner, without the participation of a third party in the negotiation, avoiding conflict of information and operations carried out by unauthorized agents.
After the unit has been chosen, and contract details have been settled, we take the client for a new visit to his future residence, so that he can check the inspection report in loco , and eventually define what kind of services/repairs should be made in order to fulfill his needs, and which of those will be the owner´s responsibility. After that, the cost of those services/repairs will have to be negotiated with the owner, before the contract proper is signed. The negotiation being successful, the work will be executed according to the financial expenditures approved.
